Some houses need one room sorted. Others have the rooms in the wrong order entirely, and have done for about fifteen years. We renovate homes across Hamilton and the wider Waikato, from a single bathroom through to a full interior rework.

The Surprises Get Priced the Day We Find Them

Renovating is a different job to building new. A new build lets you control every variable. Open a wall in a house that is already standing and you meet whoever worked on it in 1978. We allow for that up front, and when something turns up we stop, show you, and price the fix while the wall is still open.

Kitchen Renovations.

Straight swaps in the existing footprint, or taking out a wall so the kitchen finally connects to where everyone actually sits.

Bathroom Renovations.

The most trade heavy room in the house. Waterproofing done properly and documented, because a bathroom leaking into the floor structure is expensive to fix twice.

Extensions & Additions.

More room without moving. Cladding and roofline matched in so the addition reads as part of the house rather than something bolted on the back.

Full Interior Reworks.

Stripped back and rebuilt. Reframing and relining where it is needed, new wiring through the lot, and insulation that will actually hold heat through a Waikato winter.

Process

How We Handle It

Every renovation starts with a proper look through the house and an honest conversation about what is worth doing. Occasionally we will tell you a job is not worth the money. That is us avoiding a phone call in two years, rather than turning down work.

Renovations live and die on sequencing. A single bathroom needs a plumber, a sparky, a tiler, a waterproofer and a builder arriving in the right order. We run that order so the job does not stall for three weeks waiting on one trade, and we dust seal the work area so you can keep living in the rest of the house.

We get in behind the linings and find out what the house is actually made of.

Rebuild.

Structure, services and linings, with our own trades booked to a running order.

Finish.

Final fit off, then a proper clean. The old material leaves with us.

We have renovated enough Waikato homes since 2014 to know what each era hides. A villa comes with one set of problems and a 1970s build comes with a different set. Old wiring and borer turn up often enough that neither one surprises us.
