Most new build stress comes down to money you did not see coming. We read the plans properly, flag the details that will cost more than they are worth, and hand you an itemised price before anyone breaks ground.

Design & Build.

Start with a section and an idea. We bring in a designer, sit in on the drawings, and keep the real build cost in view while the plan is still on paper.

Building From Your Plans.

Already have architectural drawings? Bring them in for a price. We will tell you what is straightforward and what is going to cost you, while the drawings are still easy to change.

Minor Dwellings & Granny Flats.

Second dwellings for family, rental income, or somewhere to live while the main house is let out. Common on Waikato lifestyle blocks and larger sections.

Consent & Council.

Consent lodged, inspections booked as the build moves, and the Code Compliance Certificate chased at the end so nothing is left open on your title.

Process

How We Handle It

Every new build starts with the ground and the district plan, because those two settle what is possible on your section. Ground around here is not consistent. Peat through parts of Hamilton, reactive clay across a lot of the Waikato, and the foundation design follows whatever the geotech report turns up.

From first site visit to handover you get a build programme with real dates on it. If weather or a supply delay shifts something, you hear it from us that week. Variations get priced first and built second.

Plan.

Ground, drawings and district plan checked, then an itemised price you can actually read.

Build.

Foundations through to fitout, with our own subbies and inspections booked as we go.

Hand Over.

Final clean, CCC in hand, and a walk through so you know what you have got.
